REOLI · Real Estate Owned Life Insurance
The Wealth Builder Program gives your top-producing agents tax-advantaged retirement income, without raising commission splits or draining your agency’s operating cash.
W-2 and 1099 agents eligible
Start with a 5% deferral
Built for real estate
Matching split offers erodes your margins, and it rarely buys loyalty for long. The Wealth Builder Program gives agents something a competing brokerage can’t match on a napkin: a retirement benefit that grows the longer they stay.
NQP Consulting designs customized nonqualified benefit plans for real estate agencies. The plans are funded with agency-owned life insurance, which is where REOLI gets its name. The same funding strategy used by corporations (COLI) and financial institutions (BOLI) for over 45 years.
How it works
One program. Two complementary plans.
Agents build their own benefit through deferrals. Your agency layers a supplemental benefit on top, with vesting that rewards loyalty.
The agent contributes
Deferred Compensation Plan
Eligible agents elect to defer part of their compensation on a pre-tax basis.
Tax-deferred growth with indexed crediting
Builds a benefit for future income
100% vested in deferrals and growth
The agency adds
Supplemental Plan
An agency-sponsored supplemental retirement benefit for agents who participate in deferrals.
Additional income at retirement
Vesting schedule rewards agents who stay
Family protection provisions
How the plan is funded
Three premium sources. One coordinated strategy.
Your agency owns high cash value indexed universal life (IUL) policies on participating agents and is the policy beneficiary. These policies help support the benefits promised in the plan agreements. It's the same structure used by corporations and banks for their key employees and executives for over 45 years.
Source 1
Participant deferrals
The portion of compensation each agent elects to defer helps pay policy premiums.
Source 2
Net death benefits
Available proceeds from insured participants are recycled into the plan after required benefit payments.
Source 3
Premium financing
If needed, loans help cover funding gaps. Death proceeds may repay loans, subject to lender terms.
HIGH CASH VALUE IUL
Tax-deferred cash value with index-based interest crediting, subject to policy floors and caps. Caps may change, and policy charges still apply. The funding mix reflects your group’s size, ages and compensation.
For agency owners
Flexibility for you.
A reason for agents to stay.
Reward top producers
Recognize the agents who drive your results with a meaningful long-term benefit instead of a richer split.
Recruit with a real differentiator
Stand out with a benefit beyond commission splits, bonuses and a standard 401(k) plan, and compete for hard-to-find talent.
Protect operating cash
Limit demands on cash flow, hold policy cash value as an agency asset, and seek deductions for qualifying benefit payments.
Customize your own benefit
An owner supplemental plan can be designed separately from the agent plan to reflect your own goals. Available surplus may support future owner distributions after plan obligations are met.
Support value through a future sale
Agents who stay
Vesting can encourage key agents to remain through an ownership transition.
A stronger agency
Continuity of your producing team may improve buyer confidence and valuation.
Assets and obligations
Buyers can evaluate policy cash values together with plan liabilities.
For your agents
What your agents receive
A retirement benefit most independent agents never get offered, available to W-2 employees and 1099 agents alike.
Pre-tax deferrals
Defer current income tax on elected compensation, and generally pay tax when benefits are received.
15 yrs
Of monthly income
Monthly payments over 15 years under this design, beginning at the specified benefit age.
Family protection
Survivor income and death benefits help support beneficiaries under the plan’s terms.
